That means, for the 13th month in a row, home values declined when adjusted for inflation\u2014even though slower inflation and firmer nominal price gains have helped ease the pace of that erosion. Notably, one federal measure has still posted positive annual gains every quarter since early 2012, underscoring just how resilient nominal prices have been despite these real-value challenges. As we head into the second half of the year, affordability remains front and center: the typical monthly payment for an existing single-family home has climbed again, making the path to homeownership even steeper for first-time buyers.
